Old Navy and GAP Times Square

Gap + Old Navy Times Square project was a 4-story + cellar space converted from 73,000 square foot former Toys R Us store in the heart of Times Square on Broadway between W44th and W45th streets. Gap + Old Navy stores were to occupy the entire space and each store integrated unique visual design, lighting and display features into these flagship stores. Additionally there were budget concerns that required an atypical solution to optimize HVAC systems and provide redundancy while eliminating equipment. Due to the high-profile location, the design team was required to work within the various height and structural constraints of the existing building shell resulting in challenging HVAC design and air zoning solutions.

  • Fifteen Water Source Heat Pump units with waterside economizers and a water cooled Variable Refrigerant Flow system serving 5 independent units.

  • Two 125 ton staged cooling towers, one with a field manufactured directional hood.

  • External dunnage mounted mechanical room with shared circulation pumps and boilers using BTUH meters for energy consumption calculations.

  • Dedicated Outdoor Air System ventilation also used as emergency condenser loop reheat

  • Independent Demand Controlled Ventilation with staged exhaust for Gap’s illuminated wall heat rejection.

  • Honeywell Tridium Niagra 4 Control Package with custom logic sequencing for building protection under emergency shutdown and restart.
